For most people, signing on the dotted line and buying a house is the biggest financial move that they will ever make. After saving for years, it’s now time to take the leap and sign up to a mortgage for the next four decades. It’s a huge step, and one which might go wrong due to circumstances outside your control.

There are however some things you can control, and being informed about the shape of any potential home is one of them. A building inspection from HS Building Inspections is the easiest way to rest assured that you’re not signing up for years of misery, or worse, being conned into buying a lame horse.

In the same way you’d take a car for a test drive, you want to check out a new house before buying it. Of course, you can’t live in a home for a while and then decide if you want it or not, so the next best thing is a building inspection.

Why a building inspection before you buy?

Money, money, money. As stated before, buying a house is a huge step financially. And let’s be honest here, it’s not always an investment that pays off. Many people have bought their dream home only to discover that it’s one of New Zealand’s infamous “leaky homes”. And with more and more houses going to auction in here, many people are rushing into things with the proper due diligence.

Of course, it doesn’t even have to be that serious to be a concern financially. Bad workmanship in the past can hit your wallet in the future. If the drainage wasn’t installed properly, or the electrics connected half-heartedly, then the maintenance or repairs could run into thousands of dollars. A bill you don’t need considering you just spent all your savings on a house.

What happens during a building inspection?

HS Building Inspections will send a team round to the property who will make a report suggesting what, if anything, needs to be seen to. If it is a pre-purchase inspection, then we will recommend whether or not to buy the house. You may think that’s a big decision, but it’s one we don’t take lightly. Our building inspection reports are completely impartial. We only look at things from a professional point of view, scientifically recording what is needed and where problems lie. 

We start on the outside of the house first, checking around the property and grounds. Areas of flooding for example, often go unnoticed by potential buyers because it’s not raining when they visit the house. But we can find them. HS Building Inspections check the materials used and the quality of the workmanship, making sure cowboys didn’t build the property. Every potential issue we find is photographed and recorded, and all goes into a written report.

Once inside the building, our team are able to complete a more intricate assessment. Every room will be tested, from hallways to attics (if possible). We use thermal imaging cameras to check for moisture, ensuring there’s no hidden damp or mould lurking behind the walls. This thermal imaging can also show us where the heat is escaping to, and how stopping it can save money in heating costs. The heating systems themselves are also inspected, open fires or heat pumps, along with the electrical systems. If there’s a problem with the wiring in the house, HS Building Inspections will find it.
