Please read these Terms and Conditions carefully before using the HS Building Inspections website or engaging our services. By using our website or booking an inspection, you agree to be bound by these terms.

1. About Us

HS Building Inspections is operated by Graham Walton, a registered building inspector and ITC Certified Thermographer based in Auckland, New Zealand. Our postal address is PO Box 38 904, Howick, Auckland 2145.

2. Inspection Services

All inspection services are carried out in accordance with the New Zealand Standard NZS 4306:2005 (Residential Property Inspection) where applicable, and in line with our professional obligations as an NZiBi Registered Building Inspector.

Our inspections are visual and non-invasive. We inspect accessible areas only and do not remove linings, excavate, or dismantle any part of the property. Our reports reflect the condition of the property at the time of inspection and do not constitute a warranty or guarantee of any kind.

3. Scope and Limitations

Inspections are limited to areas that are safely and reasonably accessible at the time of the visit. We are not liable for defects or conditions that:

  • Were concealed, inaccessible, or not visible at the time of inspection
  • Developed or became apparent after the date of inspection
  • Were not within the agreed scope of the inspection

Thermal imaging and moisture readings are interpreted by the inspector based on conditions present at the time of inspection. Results may be affected by weather, occupancy, ventilation, and other environmental factors.

4. Fees and Payment

All fees are quoted exclusive of GST unless otherwise stated. Payment is due upon completion of the inspection unless alternative arrangements have been agreed in writing. We reserve the right to withhold the written report until payment has been received in full.

5. Cancellation and Rescheduling

If you need to cancel or reschedule an inspection, please contact us as soon as possible. Cancellations made with less than 24 hours' notice may incur a cancellation fee. If access to the property is not available at the agreed time, a call-out fee may apply.

6. Liability

To the extent permitted by New Zealand law, our total liability to you in connection with any inspection or report is limited to the fee paid for that inspection. We are not liable for any indirect, consequential, or economic loss arising from reliance on our reports.

We carry Professional Indemnity and Public Liability insurance. Details are available on request.

7. Use of Reports

Inspection reports are prepared for the sole use of the client named in the report. They may not be relied upon by any third party without our prior written consent. We accept no responsibility to any person other than the named client.

8. Website Use
